Pricing for Workspace Brokers

Providers can always receive and respond to referrals for free. If a deal closes through the platform, the only cost is the standard broker commission — the same fee you would pay on any brokered transaction.

We count the total square footage of the units you currently have on the market — units that are available, plus units under offer, since space under offer can still be put forward for other deals. Only units are counted: buildings and floors are containers for the units inside them and are not measured again. Space that is let does not count towards your plan, so you can upload your full portfolio without it affecting which plan you need.

Nothing is unpublished and no referral is blocked — your inventory stays live for brokers. If you are consistently above your plan's limit we will get in touch and move you to the plan that fits. Availability moves as deals come and go, so a single busy month will not change your plan.

Credits are how you distribute deals to providers. Distributing a referral costs 15 credits, charged when you send the first referral for a deal — sending more referrals or resending to providers for the same deal is free, so you only pay once per deal. Opening a deal is free. Each plan includes a set number of credits at the start of every billing period.

Free allows 5 open deals, Starter 20, and Professional 100. Enterprise limits are set to fit your team. The cap keeps pipelines honest for providers, who rely on open deals being genuinely live. Closing a deal frees the slot immediately, and closed deals stay in your history with all their referrals and responses intact.

You cannot open a new deal until you close an existing one or upgrade your plan. Nothing is closed automatically and nothing is lost — you simply choose which deals are still live. Closing a deal takes one click and frees the slot straight away.

Yes. The Free tier is a permanent plan, not a time-limited trial — no credit card, no expiry. It includes 45 credits, 5 open deals, and 1 team member every month, enough to run real deals through the core workflow: sending referrals to the provider network, AI matching, pipeline tracking, and viewing coordination. Starter adds client presentations, your own provider contacts, a listing in the public broker directory, and a website lead form. Upgrade to Starter, Professional, or Enterprise at any time as you grow. Workspace providers are always free, on every tier.

Free includes 1 team member, Starter 2, and Professional 10. Enterprise is unlimited. Every seat gets full access to the shared deal pipeline, so your team sees the same live view of every requirement.

Your data stays intact. If you downgrade, you lose access to premium features, but your deals, responses, and client presentations remain available. Nothing is deleted.

Yes. All client deals and workspace details are encrypted and protected. We comply with GDPR and UK data protection regulations. Enterprise customers get audit logging and additional security controls.
